The condo building is located on St-Patrick street on the Lachine canal, and the clients refer affectionately to their home as Casa Canal.The building features 9ft ceilings. 

The current condo has a generous living room, small kitchen, reasonable master bedroom and small additional room (currently dining). The clients have not upgraded the finishes that came standard with the unit, these include: ceramic tile in the vestibule, kitchen and bath, laminate flooring in the rest of the house, melamine cabinets with arborite countertops, stainless steel fixtures and appliances. They are open to changing everything.

The clients would like to:

• Incorporate a fireplace into the living area.

• Have a proper dining area that sits 8 ppl. 

• Expand the kitchen, it’s much too small, with +50% more storage and combine it with
  the living area to form an open concept space

• Have a luxurious master bedroom with en-suite bath and walk-in closet. 

• Have 1 comfortable guest bedroom with closet

• Have an office space where both can work (windows preferred but not necessary) 

• Have a yoga / workout space. The room must accommodate a rowing ergometer and elliptical machine as well as free space for floor exercises and stretching.  Include storage for mats / stability balls / other small equipment. Windows preferred. 

• Have a bathroom with shower (bathtub not necessary) to act as powder room and guest
  bath. 

• Have table or bar seating for 4 in the kitchen.

• Conserve the laundry room and place for water heater.

Because the clients are a couple living alone, they are open to the idea of some of these spaces, like the office and work out area being not entirely closed. They could go for a loft idea, but are open to your suggestions. The bedrooms should remain private for when guests are visiting.
