The space planning requirements are as follows:

 

1. A proper entry vestibule

   •  with coat storage and 

   • a bench for putting boots on.

2. A living room with:

   • fireplace,

   •  possibly open concept with the dining (but open to options)

 

3.       An open dining area with table that seats 8 people 

 

4.      A large kitchen, 

o   with lots of light.

• Abra is passionate about cooking, and is starting a food blog. The kitchen is her happy place. Ample storage is required but may be open. 

 

Bedrooms:

5.       Have a reasonably sized master bedroom

o    with en-suite bath 

o   and walk-in closet. 

6.      Have 2 reasonably sized bedrooms for their children (One will be a nursery for now). 

 

7.        Have an office where one person can work and has room for a futon for guests (window desired but not necessary). 

Bathrooms:

 

8.      Have a bathroom with shower (bathtub not necessary) to act as powder room and guest bathroom (should be located close to common areas and guest room)

 

9.      A full bathroom for the kids. 

10.     All new furniture proposal (they may buy it in stages) 

 

11. Mud room / Utility room with 

 

o   water heater, 

o   laundry area, 

o   and small workshop (mostly bike repair, bike storage, some gardening supplies. This can be one combined area, or may be broken up into different spaces.)
